Menorca is an excellent place for solar energy, and at the same time one that rewards doing things properly. Townhouses have clay tile roofs, often shared with neighbours, and the old towns of Maó and Ciutadella are protected. None of this prevents installing solar panels: it just takes knowing the terrain. This guide sums it up.
The potential: plenty of sun for a townhouse
In the Balearics, each installed kW produces around 1,500 kWh per year according to PVGIS reference data. A townhouse with average consumption and a well-oriented roof has enough space to cover the bulk of its daytime use: a 4 kW installation takes about 22 square metres and produces around 6,000 kWh per year.
The usual constraint in Menorca is not the sun, it is the roof: usable surface, orientation and respect for the town’s character.
Clay tile roofs: how the work is done
Clay tile is not a technical problem, but it demands craft:
- Flush-mounted structure. Panels sit parallel to the roof, without tilted frames, minimising visual impact and wind load.
- Specific fixings. Anchors are fixed to the rafters and waterproofing is resolved tile by tile. A badly done fixing is a leak next winter.
- High-output modules. On small roofs, current 440 W modules make the most of every square metre.
Permits: town, old town and countryside
- Outside the historic centre, the usual procedure for a residential self-consumption installation is a works notification to the municipality, with the corresponding project or technical report.
- Inside the protected historic centres of Maó and Ciutadella, you need an additional authorisation and a proposal that integrates the panels: flush-mounted, away from the main facade and without altering the roof profile.
- In the countryside, many houses have no grid connection or a weak one. Here the answer is an off-grid kit with battery: complete systems starting at around 8,800 euros (6 kW with 16 kWh of storage, VAT excluded), scaling up with power.

Tax rebates in Menorca
The island’s two main municipalities rebate the IBI property tax for solar systems, under the current ordinances:
