Solar panels for a second home in Mallorca or Menorca: the owner guide

White Mediterranean villa with a pool and palm trees on a sunny day

Second homes have a well-known problem: they cost money every month whether you are there or not. Property tax, utilities, upkeep. Solar power is one of the few investments that reverses that logic, turning the roof into an asset that works all year round, with or without anyone in the house.

Why a second home is an ideal case

A holiday home in Mallorca or Menorca has a very particular consumption profile: months of low but constant use (fridge, alarm, pool pump, standby appliances) and intense occupancy peaks in summer, exactly when the sun produces most.

  • In the empty months, the production you do not consume is credited on the electricity bill and lowers the property’s fixed cost.
  • In the full months, production covers the most expensive consumption of the year: air conditioning, pool and a full house.
  • With a battery, the midday surplus also covers the summer evenings, when the house is most alive.

A process designed to run remotely

Most of our second-home clients are not on the island while the project happens. The process takes that as a given:

  1. Online quote. With the configurator you outline the roof on the map, enter the bill and get cost, capacity and estimated production in a minute, wherever you are.
  2. Technical visit. We do it; you do not need to be there. We confirm the numbers, the roof condition and access.
  3. Digital signature and paperwork. Contract, municipal permits and registration, all handled by us.
  4. Installation and monitoring. Installation takes one or two days. From the app you watch the house’s production and consumption in real time, from any country.

We work in English, German, Spanish and Catalan throughout the process.

Tax benefits: what applies and what does not

It pays to be precise, because not everything applies to everyone equally:

BenefitResident ownerNon-resident owner
IBI rebate (up to 50%)YesYes
ICIO reduction (up to 95%)YesYes
IRPF income tax deduction (up to 60%)YesNo

The IBI and ICIO rebates are tied to the property: where the owner pays taxes is irrelevant. The IRPF deduction, on the other hand, requires tax residence in Spain. Full details in our article on IBI and ICIO rebates in the Balearics.

The usual doubt: what if I export surplus all year?

In a second home, the share of energy exported to the grid is higher than in a primary residence, and it is credited at a lower price than what you pay for grid electricity. That makes sizing even more important: the optimal system for a holiday home is often tighter than for an equivalent primary home, and the battery plays a bigger role in making the most of the occupied days.

That is exactly the calculation the configurator runs with your real bill and your specific roof.

Start with the numbers

If you own a second home in Mallorca or Menorca, the first step is ten minutes with the configurator: roof on the map, monthly bill, and you get the recommended capacity, indicative cost and estimated annual production. No calls, in your language, from wherever you are. We take care of the rest on the island.

Key points

The house works while you are away
In the months the house sits empty, the solar surplus is credited on the electricity bill and lowers the fixed cost of owning the property.
A fully remote process
From the online configurator quote to the final registration, the whole process can run without you being on the island: you only need to be there, if you wish, on installation day.
The IBI rebate applies regardless
The property tax rebate is tied to the building, not to the owner's tax residence: it applies to non-resident owners too.

Frequently asked questions

Does solar make sense for a house I only use a few months a year?
Yes, often more than for a primary home. The fridge, pool pump, maintenance climate control and standby appliances consume all year, and the surplus from the empty months is credited on the bill. The house lowers its fixed cost even when nobody is there.
Can I do the whole process without being in Mallorca or Menorca?
Yes. The quote is done online with the configurator, documents are signed digitally, and we handle the installation and registration. With the monitoring app you follow the house's production from anywhere in the world.
Does a non-resident foreign owner get the same benefits?
Almost all of them. The IBI and ICIO rebates are tied to the property and apply equally. The Spanish income tax (IRPF) deduction, however, only benefits tax residents in Spain. We walk you through your specific case before starting.
What about the summer months when the house is full?
That is when the system performs best: peak solar production coincides with air conditioning, the pool and maximum occupancy. With a battery, midday energy also covers the summer evenings.
